We came to check on a possible leak in the drip by the street. Turned out to be the neighbors head that was leaking. We got the neighbors attention, and discussed options. We decided to do a band-aid fix to see if there is a bigger issue, so we did a repair only replacement of the low head. We replaced the head with a SAM/PRS30 head that seals after use. The client had some concerns about the drip irrigation for the flowerbeds at the front of the property. Customer said they received a letter from the city regarding excess water usage, meter showed leak of .29 gpm. During system check I was unable to locate the source of the leak. The customer either doesn’t have a DCA (backflow) and isolation valve or they are buried deep/in a weird spot, could not locate to isolate the system to determine if the leak is on the irrigation system. I found 2 broken heads that are spewing lots of water but only when those zones are running, wouldn’t account for leak. Found several other heads and nozzles that need replaced but not severe, a few heads that need straightened. Customer was not comfortable approving any labor (including excavation to locate DCA) without first speaking to her husband who was at work for the rest of the day. Emailed several invoices to customer, one of which is to install a new DCA if one is not found. During the systems check, multiple issues were found throughout the property. A total of 12 spray heads throughout the property were flagged to be either lowered, or replaced due to the heads being set too high, too low, or they were leaking at the base of the stem and body. One spray head had a crack in the side of the body and was leaking out of the side. It is recommended to replace all of the heads that had it issues related to water flow. Four spray heads in the back right corner of the backyard were turned off and were in rock beds. They were flagged to be capped off as they are no longer needed. We came to make sure the backyard system was working properly. This is why we were called out originally. The only work we did in the front yard was the replacement of the zone valve for zone 4, and we replaced a 4” head on zone 4 as well. We also helped set a very conservative program for the front yard. In the backyard, we replaced 1 head, and changed 1 nozzle on zone 1. We replaced 2 rotors on zone 2. We replaced 2 rotors, and capped a rotor on zone 3. We replaced 2 rotors on zone 4. We replaced 3 rotors on zone 5. There is a condensate line that discharges into the soil next to the A/C units on the right side of the yard. We will connect to this line and have it extended over to a nearby catch basin from a drain we installed years ago. This will allow the condensate line to empty into the drainage system so that it does not keep saturating the ground. We will have to core through the catch basin to have the pipe empty into the catch basin. While we are at the house, we will perform a drainage clean-out. We will clean out any debris within each of the catch basins and have it hauled away. We will also flush water through the pipes to ensure that the remaining minor debris is washed out.

During the system check, multiple issues were found throughout the property. A total of 14 sprinkler heads were flagged to be replaced. They were either leaking, set too low and did not extend high enough or did not retract after the zone was shut off. Zone 18 has one rotor that is very crooked and sprays into the ground. Zone 21 had five rotors that were all leaking severely at the base of the stem and body. Two of the rotors are behind the tree line and need to be relocated in order to water the grass. It’s recommended to replace all of the rotors that were flagged. During the inspection, zone five did not turn on after multiple attempts to program it from the controller. After some investigation time, we were able to locate the valve and determine that the zone wire had been severed, and that the valve had a humming sound when activated. This is indicative of the solenoid starting to have problems, and will eventually fail. It is recommended to replace the valve as well as trench

Customer hasn’t used system since they moved in 2 years ago, it was not working at that time. Old controller was dead, not receiving power. Replaced with Rachio but could not complete setup because back flow was closed and handles broken off, gate valves. Sent customer estimate to replace backflow which included the Rachio.
